Fincham & Associates provides real estate appraisal, appraisal review, and valuation consulting. Real estate is rarely just a structure or a parcel of ground. It is a financial asset, a legal interest, a tax position, and frequently the largest single item in an estate or on a balance sheet. Our work is to develop a credible opinion of value and to show the client how we arrived at it.

We take residential and commercial assignments, review assignments, market and feasibility analysis, and consulting engagements. Intended uses include lending, estate and trust administration, litigation support and expert testimony, ad valorem tax matters, and investment and portfolio decisions. The intended use and intended users shape the scope of work. They do not shape the conclusion.

Analysis is the part of this business that is easy to skip and hard to fake. We do not apply the same adjustment set to every property or lean on conclusions that cannot be traced back to the data behind them. Each property sits in a market, and each market carries measurable forces. We identify the data that is relevant, test it, and explain the methods, techniques, and reasoning supporting the result — the standard the Uniform Standards of Professional Appraisal Practice (USPAP) sets and the standard we apply to the reports we review for others.

Reporting matters as much as the analysis. A conclusion an attorney, lender, accountant, fiduciary, or trier of fact cannot follow is of limited use no matter how sound the underlying work is. We write to be understood by the intended users, we state our limiting conditions and data limitations rather than working around them, and we answer questions about our work.

Our value opinions are developed independently and are not available for negotiation. That is what the name means. When credibility is the issue, we are prepared to support the work.
